What is Dual Occupancy?

Dual Occupancy refers to the development of two separate dwellings on a single title or block of land. Each dwelling can function independently, offering flexible solutions for multi-generational living, rental income, or long-term investment potential. These homes are classified as Class 1a under the National Construction Code (NCC) when built side-by-side or front/rear within a single lot.

Dual occupancy developments are subject to local council zoning and planning approvals, and must adhere to site coverage, private open space, and setback requirements. The design must also ensure privacy, amenity, and safety between both dwellings.

To comply with the NCC and enhance comfort and safety, fire-rated separation walls (fire partition walls) and acoustic insulation are required between the dwellings. Additionally, each home must be serviced by separate utility connections for electricity, water, gas, and telecommunications, ensuring functional independence.
